Tulsa Foundation Drains
Water pooling against the house after every storm? Damp along the walls, or water in the crawl space?
We put in exterior foundation drains in Tulsa and nearby towns. Call (918) 770-4264 and tell us where the water shows up.
What you are booking
A foundation drain, also called a perimeter or footing drain, is a French drain laid outside the house, along the walls, down at the foundation footing. It catches water before it sits against the foundation and carries it away.
This job is the outside of the house. Water standing out in the open yard is a yard drainage job. Roof water from the downspouts is downspout drainage.
Yard drain or foundation drain?
Where it goes.
A yard drain runs out in the yard. A foundation drain runs along the walls of the house.
How deep.
A yard drain sits near the surface. A foundation drain goes down to the footing.
Why the price differs. Deeper means more digging per foot, so foundation drains cost more per foot than yard drains. The calculator prices the two separately for that reason.
Check the downspouts first
Before a foundation drain, look at the roof water. A downspout that dumps next to the wall puts water right where you don't want it.
OSU Extension says to let downspouts drain at least 6 feet from basement walls and at least 2 feet from a crawl space, away from the foundation and away from neighbors. If yours empty closer than that, see downspout drainage. Sometimes that is the fix. Sometimes it is part of it.
When the water can't run off downhill
A foundation drain needs somewhere lower to send the water. If there is no lower spot to let it out, a sump basin and pump can do it. The drain feeds into a basin set lower than the drain pipe. When the basin fills, the pump sends the water out to an outlet where it is allowed to go, away from the house.
A pump needs power, so it helps to know whether there is an outlet near where a sump could go. The calculator has a sump option. One sump is included when you tick it. More than one is quoted after inspection.
Basement and crawl space drains
Drains inside a basement or under a crawl space are a different job. They are quoted after inspection and are not in the calculator. If that is what you need, say so on the form.
Floodplain lots
Inside the City of Tulsa, the City's Floodplain Administrator looks at work on lots in or near a regulatory floodplain. If you are not sure whether your lot is in one, the City will tell you on request, through 311. See the City's floodplain determination page. Nearby towns have their own rules.
What moves the price
- Depth. The deeper the footing, the more digging.
- Length. How many walls need the drain, and how long they are.
- Where the water can be let out. A run downhill, or a sump and pump.
- Access along the house. Air conditioner pads, gas meters, fences and narrow side yards.
- What sits on top. Patios, walkways and planting beds next to the house come up and go back.
- Digging. Roots, buried lines and hard ground.
For a rough range, use the French drain cost calculator. Enter the length along the walls that need the drain. The real price comes from looking at the house.
How it works
Call or send the form. Tell us what the house sits on and where the water shows up.
We walk the outside of the house, look at the downspouts and the grade, and find where the water can be let out.
We dig along the walls, lay the pipe and gravel at the footing, and put the area back.
